In order to accommodate our neighbors, we have adjusted our proposed design for 35 Dolores by taking a 24’ by 25’ swatch out of the side of the building to provide the rear yards of a few buildings along Clinton Park – the street on the northerly side of our site – providing ample breathing room.
We asked Levy Design Partners, architects for 35 Dolores Street, to prepare a Shadow Study that compares the shadows cast by the existing commercial buildings with those to be cast by the new residential building. The Study also illustrates shadows during the four seasons during morning, mid-day and late afternoon hours.
The following are important facts to consider when looking at the study:
1. The existing structures cover virtually 100% of their parcels. The ridge of the roof of 25 Dolores Street, the taller of the two existing commercial buildings, is 32.9 feet.
2. The proposed new building is 40 feet in height and covers 75% of the parcel, except for a 24’ by 25’ notch taken out of the Clinton Park side of the building to minimize impacts on the buildings from 255 to 283 Clinton Park.
LDP prepared the Study by overlaying a model of the proposed building onto Google Earth. They omitted existing landscaping because the landscaping obscured the clarity of the shadows cast by the buildings themselves.
We interpret the Study as follows:
1. With the exception of shadows cast during late Spring and Fall afternoons, the proposed building will have less impact on neighboring properties than the existing structures.
2. This improvement over existing conditions is particularly true regarding the buildings from 255 to 283 Clinton Park.
